Tenant certification processing is one of the most labor-intensive activities for affordable housing managers, and this is an area where Bostonpost Property Manager® offers a lot of help.
The system automates, wherever possible, every aspect of the tenant certification process, complete with template forms, automatic reminders, print management, tracking of verification letters, and more. The certification processing is so efficient that many users evolve to recertifying all tenants at the same time each year.
Easy-to-use Task wizards walk the user through the following certification steps:
Recertification processing can be selected for all or some of the properties and tenants. Optionally, recertifications can be processed one tenant at a time.

The Bostonpost Property Manager® annual recertification process organizes information for fast follow-up and tracking. For example, this window shows, by business, what reference forms have not been returned and which tenants they are for:

All tenant references, both personal and business, are stored with the tenant's history. Adding and updating tenant records are easy processes to maintain. Business contact information is stored in Property Manager's central database; when common information is updated, all records that reference the information are updated. For example, if the local drug store changes its phone number, the reference history for each tenant who uses that drug store is updated automatically.

After entering amounts and frequency, the income & expense worksheets automatically calculate adjusted household income, allowances, and monthly rent based on stored income limits.
