Electronic Submission of Certification Data

Tenant certifications and HAP Vouchers are prepared and transmitted to HUD (TRACS) or RHS (MINC) by Bostonpost Property Manager. Data submitted can be viewed with an online browser. All information is validated before transmittal to minimize submission errors. When errors are returned, the messages are decoded and displayed online for resolution.

Section 42 LIHTC Tax Credit Compliance

When a LIHTC property is set up, Bostonpost Property Manager will ensure that community, building, unit, and tenant information is valid according to Section 42 LIHTC rules and monitor property management activities related to move-ins, available units, income limits, waitlist, and rent calculations to enforce tax credit compliance.

Compliance engine

Bostonpost Property Manager ensures compliance with LIHTC set asides and other defined subsidy programs by auditing user selections and actions. Move-ins, transfers, household member changes, and income changes are reviewed by the Compliance Engine and diagnostics are returned to the user. If any compliance tests fail, the action initiated by the user cannot be completed.
